Ongoing, preventative roof maintenance is the key to 1) helping you protect the investment you’ve already made in your roof and 2) keeping your manufacturer’s warranty intact. Neglected roofs are subjected to moisture which will cause damage and shorten the life expectancy of your roofing system.
At McGuire Roofing and Construction, we strive to find potential roof defects before they become a problem. Our roofing experts can inspect, analyze, diagnose and provide professional reports detailing the conditions of your roofing system, in order to detect and correct any current defects and/or potential problems.
McGuire Roofing Asset Management Program (MRAMP)
The McGuire’s Roofing Asset Management Program (MRAMP) is a proactive program that helps you cost-effectively manage your roof investment and helps you guard your manufacturer’s warranty.
If a roof is under a manufacturer’s warranty, it may be a requirement to have it inspected annually or semi-annually to keep the warranty in effect. Our MRAMP investigation differentiates between recommendations that affect your warranty and those that do not. This method ensures building owners that they will have the knowledge to maintain their roof without voiding their warranty. Defects (warranted items) become the responsibility of the manufacturer and can save the building owner significant money that can be reinvested in the maintenance of the building.
As part of this program, our roof repair inspection reports are available in text form or online in electronic format. Digital photographs are provided with each report and illustrate defects in the roofing system. A McGuire Roofing and Construction representative can tailor a report to each company’s specifications and needs. Budget projections are also part of the program and assist building management in preparing for future expenditures and protecting the roof asset.

No Matter what type of roofing system you have, regular inspections of your roof should be performed both in the fall and in the spring time. You should also schedule special roof inspections when any type of severe weather occurs at your property or if you have had any recent installation of equipment on your roof.
Routine preventative maintenance can prevent small roofing issues from turning into expensive repairs or even partial replacements.
We have maintenance programs for every type of roofing system and our packages start as low as $49.00 per month.
Our Roof maintenance program package includes two (2) scheduled annual inspections plus up to one (1) inspection monthly if required for recent severe weather or roof equipment installation. At every roof inspection we will we the following:
- Cap Flashings
- Edge Metals
- Base Flashings
- All Penetrations
- The entire field membrane of the roof
- All roof adhesives and surface coatings
- Clean the roof of any foreign debris.
- Clear all roof drainage systems.
If we find any roof deficiencies we will schedule the roof repair immediately and you will not be charged.
